Guide to home buying at Smith Mountain Lake Part 1

So many times when we are going to look at homes we focus too much on the aesthetics. What are the chances you like the design choices of the current homeowner? Very slim… This is a common mistake for new home-buyers.

Make sure you are looking beyond the paint colors, back splash, carpet choice, etc. These items are easily changed out and let’s face it; you’re going to want to make this home your own anyway. I will help guide you and show you what is truly important when buying a home on Smith Mountain Lake. Let’s take a quick look beyond that hideous paint color and list what’s really important.

1. The lot: This one is very important.

Ask yourself, what am I looking to do on this property? If your answer is play soccer with your kids then you should gear your search towards a property with a flat area or at least the ability to flatten out an area with a retaining wall if the budget allows this. Or on the other hand you may not spend as much time outside so this may not be a priority.

Keep in mind that many smaller lake lots are on a gently slope to begin with. You can gear your search towards larger lots if you are looking to find a lake lot that still has flat land.

2. Structural Integrity: Aesthetics may be misleading.

There are tricks to hiding a problem. Pull up the blinds and see if the windows appear to be in good shape. A red flag to look for is water damage on the trim. Sure windows can be replaced but depending on the age of the home can get very costly. Especially if you have to have custom windows made.

This goes for all major parts of a home: Foundation and basements. Look for stains where there may have been leaks. Roof and attic. Don’t be afraid to take a closer look. If you are really serious about a home then take the time to get a closer look before going under contract. That’s just smart home buying.
